One major reason people want to live in Cupertino is because it isn't overwhelmed with quantity of people. Moderate density of people is the reason why Cupertino is desirable. Otherwise, why not live literally across the street (Homestead Ave) from Apple Spaceship in Sunnyvale?

Another reason is that the high price keeps out a certain subset of people that generally reduces desirability. Rich people aren't retiring to Detroit, even though there's plenty of space and very low real estate prices.

Maybe if these housing units weren't Trojan horses for Section 8 ghetto whompers and other forms of 'subsidized' entities. I had to laugh at the part that they were for 'working people'.

Besides, watching Tiger Moms with chain gangs of children being nudged by the barrels of Uzis to study halls, while the moms scream and jab their fingers at long lists of ancestors who will be shamed at anything less than an A++++, is a unique and refreshing sight after all the gold star crap everywhere else.

Mostly just headlines trying to grab your attention, but there's some truth to it...

Cupertino is more desirable for families looking for the best free (taxpayer) education for their kids. Likewise, Palo Alto is also more desirable.

If you're working for Apple you definitely want Cupertino or Sunnyvale. Atherton or Woodside are only 8 miles away, but that can be a 30 to 50 minute commute each way.

It may also be a function of expectations. It's "reasonable" to demand 1/2 price houses in Cupertino (i.e.: $1.3 MM houses). But demanding 1/2 prices houses in Woodside would still mean houses that are completely out of reach ($2.5 MM houses).

Perhaps a large chunk of people in Cupertino would gladly move to a new Boomtown that has plenty of room to grow and opportunity that doesn't exist in any stagnated over capacity town in America. Just imagine the housing stock that would just appear over night. Of course the Greedy Fuckers would also see 40% of their home over value disappear over night. Historically people have flocked to new boom towns. It's gross mismanagement and incompetence from planners in every government agency level, that there aren't at least 10 budding new cities being built at this point.

And to add to what I said above. We shouldn't do it like China. Raise the interest rates to 5%++ or above. The last thing we need is a ghost town metropolis full of Bubble price inflated high rise condo units, void of any single family homes.
But imagine the real growth savers would enjoy during that build boom?
